On last weeks show I told you about the 3 red flags when it comes to making a homeowners insurance claim and that the decision to file a claim could put your name into a database that makes it difficult to get or maintain coverage in the future. perhaps even make your premiums higher.
The vast majority of insurance claims are recorded in a data base known as CLUE. "Claim Loss underwriting Exchange" What you need to know is that more than 98% of insurance companies provide loss data to this report.
Did you know that when you purchase a home and apply for coverage the insurance company looks in the CLUE data base and not only can see all the claims you filed but they also have access to all the claims filed on the home you are considering purchasing.
If the insurance company finds a history of mold or water damage, or other claims they don't like, the new buyer may have trouble getting home insurance on that home or may be surcharged higher than normal premiums.
When you are considering the purchase of an existing home before you sign on the doted line, get yourself a copy of that CLUE report. Think of the CLUE report as similar to a CARFAX.
